Carrie Bills has helped us with three purchases and a sale over the last few years, and has always been there for us in every way. We had looked for a good realtor and we made a good friend. Carrie's knowledge of the house market in Central Austin (particularly 78704) is second to none, and she gave us expert guidance at every turn. Not only did she manage the transactions with skill and professionalism, she also gained a good understanding of our likes and dislikes; more than once she saved us from making bad mistakes by warning us off properties whose down-side we had not noticed. We will certainly work with her again in the future (when our current mangoes ripen for picking) and we can recommend her with great enthusiasm.

The Green Mango team is knowledgeable, friendly and completely inside the Austin real estate scene. All the ladies are wonderful to work with. Carrie Bills, worked personally with us while buying our first home, and it could not have more enjoyable. Carrie started by taking the time to meet in person and learn what we wanted. She took us to visit homes and at each gave sage advice on potential ups and downs while giving us enough space to get a take on each property. She kept us completely within our budget. She handled all the paperwork and transitions with grace! Most importantly, she was kind to us throughout the entire process and after.
Stephanie, continued the Green Mango teamwork with us. I appreciate that she would make time after traditional work hours to help us. Green Mango certainly is there whenever you need them!

Carrie Bills is amazing. Basically, she predicted everything that would happen for our house. It sold within 3 days, with multiple offers (although the offers started coming the day the house was available for showing). Although we were sad to sell our house, Carrie made the process as seamless as possible. Everything was smooth sailing. She is a master of this industry, has been doing it forever, is kind, a straight shooter, and does not play games. She just takes care of business.

I've known Carrie Bills (owner) since 1994 - yes, 20 YEARS! She has been involved in my 3 house sales and 2 home purchases in Austin. I cannot say enough positive things about her professionalism and knowledge when it comes to Austin and surrounding area real estate. On top of being a great Realtor, she is one of my favorite people.
Carrie came into the house we wanted to sell, looked around, and informed us of the recommended pricing and strategy - of course they showed up with area comps....but the price was set based on the comps AND her knowledge of the Austin market.

We were first time home buyers and selected Carrie at Green Mango Real Estate as our agent after receiving a recommendation and reading reviews. This was the best decision we made. We immediately clicked with Carrie, and she took time to understand our needs and answer our (many) questions. It was obvious she was a pro.
Carrie immediately had homes for us to look at, and upon entering would quickly assess the house and any potential defects, which was nice because it was obvious she wasn't pushing us to buy something quick. In fact, in more than one house a few seconds after walking in she'd say "this isn't the one" before we'd even looked around! Due to Carrie's decades of experience, many of them in Austin, her ability to quickly and accurately assess a location, property, and structure was invaluable.

Carrie Bills has been my agent for four real estate transactions. Clearly, I like the way she does business.
Essentially, a real estate agent has two jobs. The first is to know the real estate market in her area intimately. Carrie has her finger on the pulse of Austin real estate like no one else I know. She understands all the intricacies of buying and selling houses, from setting a decent but reasonable price for a house one is selling to coming up with an appropriate bid on a house one is buying, to the thousand and one other issues that arise in the real estate market. For example, in the last house she sold for me (she had helped me buy the same house some five years earlier), Carrie knew not only what had to be done to make the house earn top dollar, but whom to call to make it happen. She then went on to host an open house and got three bids, all over asking price, that very day.
The second job that a realtor has is much more subtle than the business end, but equally important. A house is typically the largest investment a person has. But it isn’t an investment like a mutual fund, it’s also a home, the place where one lives. Buying or selling real estate, therefore, is a highly emotional endeavor. Although emotions are a good and necessary part of being human, they can get in the way of making rational business decisions. That’s when the great realtors, like Carrie, step in. Carrie is not only supremely savvy when it comes to the dollars and cents side of real estate, she is also a steady rock when it comes to the emotional roller coaster most buyers and sellers have to ride. She is cool, collected, and almost impossible to fluster. So, when the process of buying or selling a house encounters the inevitable glitch, and you’re feeling frustrated, exasperated, angry, etc., Carrie steps in with her calmness and wisdom and you can leave all those negative emotions behind and continue with the transaction.
Carrie knows real estate. And she is a compassionate and empathetic person. As long as I’m in Austin, I can’t imagine using another realtor.

I cannot recommend Carrie Bills at Green Mango Real Estate highly enough. My experience with her from start to finish was exemplary. I had talked to Carrie about buying a second home in Austin for quite a while. She was well informed about pricing in the downtown neighborhoods that I was interested in and seemed to get a feel very quickly for what I wanted and needed in a house. When a home in my price range became available, she suggested that I take a look at the house. While I initially wasn't sure that this was the place for me, I did a little research on my own and also was forced to think about what would work for me in Austin. The house was an older bungalow, a style that I really like, on a small lot, which is perfect for a second home but had a lot of issues. She was able to help me visualize what could be done to make the house livable and made it seem much less overwhelming. She knew the house well and had helped the owner make repairs that made the house sellable and took away a couple of the major obstacles that would have come up on inspection and been a pain for any future owner to deal with. After closing on the house, she arranged to have it cleaned and the carpeting removed which was an absolute necessity. She was professional and thorough throughout the entire process providing inspectors, mortgage agents and a great title company to facilitate the process. What also endeared me to her approach was the care and advocacy she exhibited for her client who was having a lot of issues. It was obvious this was more than just standard treatment as her kindness and concern for her client made me much more willing to work with some of the challenges that came up during the process. Since the purchase of the home, she has been available and helpful in providing me with answers to questions that I have regarding how to get started on the reno of the house. Without a doubt, when it comes time to sell, I will absolutely list my house with Carrie as she is a terrific broker and a kind and caring person. For a buyer and seller, you couldn't find better representation.

Man, did we get lucky meeting Carrie. She is not your cookie cutter, pushy agent who doesn't take the time to know what her client wants. Carrie tunes into your style, wants, needs and budget. She's honest, straightforward and gives you her honest opinion about the houses she shows you.
We decided to buy a house in Austin a couple of years ago and began to look online to see what was available. We checked out several agents before we found Carrie and felt a great fit. She "got" what we were looking for in a house. On our next trip to Austin we had a list of places, met up with Carrie and she showed us the houses. In the middle of our tour she mentioned one that had recently come on the market in the area we were looking so we dropped by for a look. We liked it. Solid, well maintained, excellent location...we were impressed. So impressed we drove by another 5 or 6 times over the next day and ended up calling Carrie to make an offer on it.
Through the entire purchasing process Carrie was extremely helpful. You need that when you’re going through it from a couple of thousand miles away. She made it easy and painless. Perfect.

Carrie rocks. We were looking for a realtor several years ago to buy our home in Austin, and found Carrie before leaving our current permanent base in Seattle. We loved the look of her website and when we called to make an appointment 'just to start looking' Carrie was super amenable. At that point, we didn't really know where we wanted to live in Austin other than pretty central and reasonably funky.
Over tacos Carrie declared we needed to live in Travis Heights, and boy was she right. We looked at a couple of places on the list we'd come equipped with and then Carrie suggested another just on the market - DREAM HOUSE. Thought about it for 24 hours, decided to go for it, Carrie negotiated a great deal and she's been a friend ever since.
